Your operation. Your billing records.
A closer look at commercial real estate energy bills.
Property portfolios accumulate account changes as tenants move, buildings sell, and management teams change. A commercial real estate utility bill audit builds a clear account and meter history before evaluating potential electricity or natural gas billing errors.
What the audit examines
Meter and account mapping
Match landlord-controlled meters to the right building, common area, and service period. Check closed accounts and documented transfers for overlap.
Rates and supplier agreements
Compare each property’s tariff classification, billed demand, and supply agreement with the charges during the disputed period.
Payments, deposits and credits
Reconcile account adjustments, final statements, payments, and deposits with the entity entitled to the funds. Tenant allocation disputes need a separately agreed scope.
From a question to a supported claim
Where records and applicable rules allow, review up to three years of billed charges. Each month is checked against the terms that applied then. Identified amounts are distinguished from claims submitted and refunds or credits actually received.
Investigate before assuming an error.
A portfolio sale leaves an old account showing charges after closing. We check the service end date, actual meter records, final adjustments, and transaction responsibilities before drawing a conclusion.
This is a hypothetical review example, not a client result or a promise of savings.
Records that move the review forward
- Property and meter roster with service addresses
- Utility and supplier bills, including final statements
- Contracts and management or ownership transition dates
- Payment records and deposit documentation

How an industry-specific review works
Upload a recent bill for preliminary AI-assisted screening. Our team receives the findings and confirms account eligibility, the commercial entity, and the records needed for a full review. The first screening is a starting point and requires human verification.
Before recovery work begins, the final audit agreement and limited letter of authorization must be completed and signed. Supported billing disputes are directed to the responsible utility or supplier, and any recovery is verified before the agreed fee is invoiced.
Our standard recovery fee is 30% of actual eligible historical refunds received or credits applied, as defined in the agreement. No recovery means no recovery fee. Lookback periods, eligibility, and recovery depend on the facts and applicable rules. California is excluded; review the service-area guide before submitting.
Commercial Real Estate audit questions
Does this include auditing tenant rent or lease charges?
The core service reviews utility and supplier billing. Lease interpretation, tenant allocations, and submetering arrangements require separate scope and appropriate supporting documents.
Can you check both electricity and natural gas?
Yes, for eligible commercial accounts within the agreed service area and scope. Supply and delivery can appear on separate bills, and the responsible supplier or utility may differ for each disputed item.
Does a bill review guarantee a refund?
No. A valid charge may look unusual. We need account records and applicable tariff or contract provisions to support an error, and the provider’s review process determines whether a correction is accepted.
